New Delhi: NBCC (India) Limited has handed over the Allotment Letter and Agreement to Sale for two towers at Bharat Business Park (BBP), Sarojini Nagar, New Delhi, to SBER India, marking a major commercial real estate transaction involving more than 5.17 lakh sq. ft. of super built-up area and a sale value exceeding ₹2,000 crore.

The documents were handed over by Dr. K.P. Mahadevaswamy, CMD, NBCC, to Igor Shishkin, Deputy Managing Director, SBER India, at NBCC’s corporate headquarters in New Delhi. Senior officials from both organisations were present during the handover.
According to NBCC, SBER India acquired the two commercial towers through a competitive e-auction conducted in April 2026. The transaction gives the Russian banking institution a substantial office footprint within Bharat Business Park, one of NBCC’s major commercial developments in South Delhi.
The two towers together comprise approximately 5.17 lakh sq. ft. of super built-up area, with the transaction valued at more than ₹2,000 crore. The deal represents the monetisation of commercial assets being developed by NBCC as part of the broader redevelopment programme in the national capital.
Bharat Business Park: A Major Commercial Development in South Delhi
Bharat Business Park is being developed by NBCC in Sarojini Nagar as a modern commercial office complex. The project has an overall built-up area of approximately 2.17 lakh sq. metres and is planned with contemporary workplace infrastructure and sustainability features.
NBCC has stated that the development will incorporate energy-efficient building systems, a Building Management System, rooftop solar panels, energy monitoring systems, electric vehicle charging facilities and rainwater-harvesting infrastructure. The project is also designed to comply with GRIHA green building standards.
The complex includes three levels of basement parking, with capacity for more than 2,800 vehicles, along with centralised air-conditioning, fire and life-safety systems, CCTV surveillance and power-backup infrastructure.
SBER India to Establish Russian Business Centre
SBER India has announced plans to establish a Russian Business Centre in New Delhi. The proposed centre is intended to support Russian companies operating in India by providing services related to banking, legal, taxation and auditing, according to the statement cited by ANI.
The acquisition also adds a significant international institutional occupier to Bharat Business Park and reflects the growing commercial presence of foreign financial institutions in Delhi’s business districts.
NBCC had earlier conducted e-auctions for commercial space at Bharat Business Park. In its April 2026 disclosure, the company said the first major auction covered approximately 14 lakh sq. ft. across five towers, generating a sale value of about ₹5,779 crore.
The handover to SBER India is therefore another milestone in the commercialisation of Bharat Business Park. The overall project, comprising eight towers, is expected to be completed in 2028, according to NBCC. (ANI)
