Cabinet Approves ₹1,234.91 Crore GPRA Housing Project in Amaravati

Amaravati: The Cabinet Committee on Economic Affairs (CCEA), chaired by Prime Minister Narendra Modi, has approved the construction of a General Pool Residential Accommodation (GPRA) Campus for Central Government employees. The project, estimated at ₹1,234.91 crore, marks the first GPRA development in Amaravati and the first such project in Andhra Pradesh.

The proposed residential campus will be developed on approximately 17 acres and will comprise 11 residential towers housing 1,504 dwelling units ranging from Type-II to Type-VI categories. The project will also provide basement parking facilities for 1,972 Equivalent Car Spaces (ECS). The total built-up area is planned at 31.30 lakh square feet (2,90,762 sq m), including 9.10 lakh square feet (84,394 sq m) of basement area.

According to the Ministry of Housing and Urban Affairs, the project aims to reduce the financial burden on Central Government employees by providing quality residential accommodation near their workplaces. The initiative is expected to improve employee welfare, enhance operational efficiency, and ensure greater accessibility of government personnel for official duties.

Sustainable and Green Development

The GPRA campus has been conceived as a sustainable housing development aligned with India’s evolving green building standards. All buildings will be designed to minimize environmental impact through energy-efficient systems, water conservation measures, sustainable site planning, and the use of locally available materials. The project targets a minimum GRIHA 4-Star Rating and will comply with the latest provisions of the Energy Conservation and Sustainable Building Code (ECSBC) 2024 and Eco-Niwas Samhita (ENS) 2024.

Integrated Community Facilities

The residential complex will include a range of civic and community amenities such as a bank and ATM, post office, crèche, community hall with dining facilities, food court, shopping complex, service centre, and guest house. The campus will also feature a barrier-free environment to ensure accessibility for Divyangjan (persons with disabilities).

Employment Generation

The construction phase is expected to generate approximately 7 lakh man-days of employment annually, benefiting skilled, semi-skilled, and unskilled workers. Once operational, the project is projected to sustain around 50,000 man-days of employment per year.

Project Execution

The project will be funded through budgetary support from the Government of India under the housing capital outlay head. Implementation will be carried out by the Central Public Works Department (CPWD) under the Ministry of Housing and Urban Affairs. Pre-bid activities have already commenced, and tender documents are currently under preparation.

The approval of the GPRA campus represents another significant milestone in the ongoing development of Amaravati as Andhra Pradesh’s planned capital city, strengthening its administrative infrastructure while promoting sustainable urban growth.
