The Government of India has announced significant progress in the implementation of the Pradhan Mantri Awas Yojana–Urban (PMAY-U), with 99.07 lakh houses completed and delivered to beneficiaries across the country. The Ministry of Housing and Urban Affairs (MoHUA) informed Parliament that the scheme has also been extended until September 30, 2026, to facilitate the completion of all sanctioned houses without altering the existing funding pattern or implementation methodology.
According to the Ministry, PMAY-U has been in operation since June 25, 2015, with the objective of providing all-weather pucca houses equipped with basic civic amenities to eligible urban beneficiaries nationwide. Building on the experience gained during the scheme’s implementation, the government launched PMAY-U 2.0 – Housing for All Mission on September 1, 2024, aiming to support one crore additional eligible urban families over the next five years.
PMAY-U 2.0 is being implemented through four key verticals:
- Beneficiary Led Construction (BLC)
- Affordable Housing in Partnership (AHP)
- Affordable Rental Housing (ARH)
- Interest Subsidy Scheme (ISS)
The Ministry stated that both PMAY-U and PMAY-U 2.0 are demand-driven schemes, where housing projects are sanctioned based on proposals submitted by States and Union Territories. Since the inception of the programme, 127.68 lakh houses have been sanctioned, including 16.20 lakh houses under PMAY-U 2.0. Of these, 121.02 lakh houses have been grounded, while 99.07 lakh have already been completed and handed over to beneficiaries as of July 13, 2026.
The Ministry also highlighted the progress made in Tamil Nadu, where 6.86 lakh houses have been sanctioned, including 18,000 houses under PMAY-U 2.0. More than 6.74 lakh houses have been grounded, while 6.32 lakh houses have already been completed and delivered to beneficiaries.
MoHUA clarified that implementation activities such as beneficiary selection, project preparation and demand assessment are carried out by the respective State and Union Territory governments in accordance with the scheme guidelines. Construction timelines generally range between 12 and 36 months, depending on factors such as land availability, statutory approvals, project-specific requirements and financial arrangements by beneficiaries.
The Ministry further stated that houses constructed under PMAY-U are required to meet prescribed technical and quality standards and must comply with applicable building by-laws. The scheme also promotes convergence with other Central and State government programmes to provide essential civic infrastructure, including water supply, sanitation, electricity and road connectivity. Quality inspections and regular monitoring through review meetings, video conferences and field visits are conducted to ensure timely completion and adherence to prescribed standards.
