YEIDA Revises Bylaws: Height Restrictions Imposed Within 20 km of Noida International Airport

The Yamuna Expressway Industrial Development Authority (YEIDA) has announced revisions to its building bylaws to align with aviation safety regulations around the upcoming Noida International Airport in Jewar. As per the new guidelines, any construction or plantation exceeding 15 meters in height within a 20-kilometre radius of the airport will now require mandatory clearance from the Airports Authority of India (AAI).

Key Highlights of the Revised Norms

  • Mandatory NOC: All buildings, towers, or even tall trees above 15 meters must obtain a No Objection Certificate (NOC) from AAI through its online NOCAS portal.
  • Applicability: The restrictions apply to residential, commercial, industrial, and infrastructural projects, as well as tree plantations, within the notified 20 km zone.
  • Consultant Appointment: YEIDA will appoint a consultant to frame detailed parameters covering permissible floor area ratio (FAR), ground coverage, and height norms in line with AAI’s Colour-Coded Zoning Map (CCZM).
  • Enforcement: Construction proposals will be approved only if they comply with both YEIDA’s revised bylaws and AAI’s CCZM guidelines. Non-compliance may lead to penalties, including demolition.
