Adani Group Secures Third Mega Redevelopment Project in Mumbai: Motilal Nagar Follows Dharavi and Bandra Reclamation

Mumbai, July 9, 2025 – Continuing its sweeping urban transformation drive in Mumbai, the Adani Group has now bagged the ₹36,000 crore Motilal Nagar redevelopment project in Goregaon (West), marking its third major real estate venture in the city after Dharavi and Bandra Reclamation.

On July 7, the Maharashtra Housing and Area Development Authority (MHADA) officially signed an agreement with Adani Group for the redevelopment of Motilal Nagar 1, 2, and 3. The massive 142-acre project is set to be India’s largest redevelopment under the Construction and Development (C&D) model.

Motilal Nagar: The Largest Urban Redevelopment Under MHADA

The Motilal Nagar redevelopment initiative will transform 3,700 tenements, including 3,372 eligible residential units, 328 commercial units, and 1,600 slum tenements as per the 1971 Slum Act. In return, MHADA will receive 397,100 lakh sq. m of constructed area, significantly boosting its affordable housing stock.Adani Group

A highlight of the project is the free rehabilitation of residents into ultra-modern 1,600 sq. ft apartments, complemented by a central five-acre park, integrated mobility solutions, and a focus on sustainability through solar panels on residential towers.

The master plan has been crafted by internationally acclaimed Dutch architecture firm Mecanoo, while infrastructure planning is being led by Buro Happold, a London-based consultancy. The full construction is slated for completion within seven years.

“This long-cherished dream is finally taking shape. We aim to make this the finest redevelopment project in the country,” said Sanjeev Jaiswal, Vice President and CEO of MHADA, during the agreement signing ceremony.


Dharavi Redevelopment Project: Environmental Clearance Process Begins

Parallelly, progress is underway in the Dharavi Redevelopment Project, also led by a Special Purpose Vehicle (SPV) formed by the Maharashtra government and Adani Group. The SPV has filed a Terms of Reference (ToR) application with the Ministry of Environment, Forest and Climate Change (MoEF&CC) for a 140-acre land parcel in Aksa-Malvani.

This move, based on a gazette notification dated October 11, 2024, marks the project’s first formal environmental step. Though physical possession of the land is pending, experts say securing all environmental clearances may take 6–7 months.

The Aksa-Malvani parcel will be used to rehabilitate ineligible slum dwellers from Dharavi due to spatial constraints within its notified area. The ToR outlines the scope of the Environmental Impact Assessment (EIA) including built-up area, green spaces, parking, and infrastructure provisions. Similar ToRs are expected for other land parcels soon.

In total, the Dharavi redevelopment spans 541.2 acres, with 63.51 acres already handed over for rehabilitation. The project is poised to become one of Asia’s largest urban renewal efforts, aiming to convert Dharavi into a modern, integrated, and dignified living space.
