The Indian Institute of Architects (IIA) has invited entries for a Single-Stage Open National Architectural Design Competition for the proposed IIA Headquarters Building at CBD Belapur, Navi Mumbai. The competition is being organized by the IIA Building & Infrastructure Committee in accordance with the guidelines of the Council of Architecture.

The proposed headquarters aims to establish a contemporary institutional landmark that reflects the ethos of Indian architecture — responsive, progressive, and future-ready.
Project Overview
The new headquarters is planned at Plot No. 105, Sector 15, CBD Belapur, Navi Mumbai. The building is envisioned as more than an administrative office — it will function as:
- IIA working offices
- Innovation labs
- Museum and archival spaces
- Interaction and knowledge-sharing spaces
- A public interface for architectural discourse
The design is expected to demonstrate environmental responsiveness, logical circulation, strong visual identity, and flexibility for future expansion.
Site & Planning Parameters
- Plot Area: 891.29 sq.m
- Existing Built-up Area: 302.90 sq.m
- Adjoining Road Width: 15 m
- Total Permissible Built-up Area: 4,010.81 sq.m (approx. 43,172 sq.ft.)
- FSI provisions as per updated UDCPR (Basic FSI + Premium FSI + TDR + Ancillary FSI)
The site is strategically located near Belapur Station and within proximity to the upcoming Navi Mumbai International Airport, enhancing its institutional visibility and accessibility.
Eligibility
The competition is open to:
- IIA members holding One-Time Subscription membership
- Partnerships where all partners hold valid One-Time Subscription membership
However, IIA office bearers, council members, assessors, and related organizing members are not eligible to participate.
Competition Schedule

- Registration End: 28 February 2026
- Last Date for Queries: 7 March 2026
- Submission Deadline: 15 April 2026 (5:00 PM, Mumbai)
- Announcement of Winners: Within three months of submission
Prizes & Professional Opportunity
The competition offers substantial recognition and financial awards:
- First Prize: ₹15,00,000
- Second Prize: ₹7,50,000
- Third Prize: ₹3,00,000
- Five Merit Prizes: ₹50,000 each
Importantly, the Design Consultancy Work for the project will be awarded to the winning architect as per Council of Architecture norms, with scope including architectural services, site development, landscape, and signage design.

Judging will be conducted anonymously by a Board of Assessors, and their decision will be final.

- An entry code will be assigned to each registered participant.
- Designs must be submitted physically or via USB as per docket instructions.
- All submissions must reach Mumbai by 15 April 2026, 5:00 PM.
