New Delhi – In a major stride towards delivering affordable urban housing, the Central Sanctioning and Monitoring Committee (CSMC) approved the construction of 2,34,864 homes under the revamped Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY‑U 2.0). The meeting, chaired by Shri Srinivas Katikithala, Secretary of the Ministry of Housing & Urban Affairs (MoHUA), marked the scheme’s third session this fiscal year .

Key Highlights
- Leading states: Assam, Bihar, Chhattisgarh, Gujarat, Madhya Pradesh, Maharashtra, Odisha, Rajasthan, and Uttar Pradesh received the sanction.
- Over 1.25 lakh homes were reserved exclusively for women, including single and widowed women, reinforcing the government’s commitment to women’s empowerment.
- A total of 44 homes were allotted to transgender individuals.
- Underprivileged groups also saw significant allocations, with 42,400 homes for Scheduled Caste (SC), 17,574 for Scheduled Tribe (ST), and 1,13,414 for Other Backward Classes (OBC) beneficiaries.
- Overall, PMAY‑U 2.0 has now sanctioned 7,09,979 homes across the country.
Scheme & Policy Directions
PMAY‑U 2.0 is structured around four verticals:
- Beneficiary Led Construction (BLC)
- Affordable Housing in Partnership (AHP)
- Affordable Rental Housing (ARH)
- Interest Subsidy Scheme (ISS)
The latest approvals pertain to the BLC and AHP verticals. During the meeting, Secretary Katikithala urged larger states to formulate tailored Affordable Housing Policies—taking a cue from Maharashtra’s model—and urged early beneficiary identification under the AHP vertical to prevent unused inventory pib.gov.in.
States/UTs were further instructed to:
- Verify and attach beneficiaries via the unified PMAY‑U portal.
- Give priority to Special Focus Group households, including women, SC/ST/OBC and transgender communities.
Financial & Implementation Scope
PMAY‑U 2.0 aims to support up to 1 crore economically weaker section (EWS), low-income (LIG), and middle-income (MIG) urban families. Eligible beneficiaries—those who do not already own a pucca house—may receive central assistance up to ₹2.5 lakh per unit pib.gov.in.
- Income eligibility for BLC/AHP: Annual income ≤ ₹3 lakh
- For ISS: Income threshold extended to ₹9 lakh pib.gov.in
Broader Vision & Best Practices
MoHUA officials emphasized cross-state learning by sharing best practices nationally. States with major urban centers were encouraged to adopt Transit Oriented Development (ToD) strategies and prioritize projects near railway and metro stations to enhance connectivity and efficient land use.
