The Delhi Development Authority (DDA) has announced the launch of DDA Karmayogi Awaas Yojana 2025, a special housing scheme exclusively for serving and retired employees of Central and State Governments, Public Sector Undertakings (PSUs), Public Sector Banks (PSBs), autonomous bodies, local bodies, and government universities. The scheme follows a First Come, First Serve (FCFS) model and offers a flat 25 percent discount across all housing categories Karmayogi Circular.

Location and Housing Inventory
Under the scheme, 1,168 newly constructed, ready-to-move-in flats are being offered in Pocket 9, Sector A1 to A4, Narela, a rapidly developing residential zone in North Delhi. The housing mix includes:
- 320 units of 1-BHK
- 576 units of 2-BHK
- 272 units of 3-BHK
The flats are part of a planned residential pocket with proximity to Urban Extension Road–II (UER-II), GT Karnal Road, and proposed stations on the Rithala–Narela–Kundli Metro corridor, ensuring improved regional connectivity to central and outer Delhi karmayogi_awaas_yojana_brochure.
Pricing After Discount
After applying the 25 percent discount, the tentative disposal prices (excluding maintenance and statutory charges) are:
- 1-BHK: ₹34.03 lakh – ₹34.28 lakh
- 2-BHK: ₹79.81 lakh – ₹88.16 lakh
- 3-BHK: ₹114.57 lakh – ₹127.11 lakh
The final price will depend on the exact plinth area of the allotted flat. Parking spaces are included with each unit Karmayogi Circular.
Registration and Booking Timeline
- Scheme launched: 12 December 2025
- Brochure & registration open: 19 December 2025
- Flat booking begins: 14 January 2026 (12:00 noon)
- Scheme closes: 31 March 2026
Applicants must register through DDA’s online Awaas Portal by paying a one-time non-refundable registration fee of ₹2,500. Flat booking requires payment of a category-wise booking amount—₹50,000 for 1-BHK, ₹4 lakh for 2-BHK, and ₹10 lakh for 3-BHK—which will be adjusted against the total flat cost if the booking is successful karmayogi_awaas_yojana_brochure.
Eligibility and Allotment
Applicants must be Indian citizens aged 18 years or above and either serving or retired government employees. There is no restriction on owning property elsewhere, and eligible applicants may book more than one flat. Allotment will be made strictly on an FCFS basis.
Special provisions, including hire-purchase options and additional rebates, are available for Persons with Benchmark Disabilities (Divyangjan) under the scheme.
Site Inspection and Support
DDA has opened sample flats for inspection at the project site in Narela, with designated engineers and support staff available for assistance. A dedicated helpline and call centre have also been set up to address applicant queries.
